Cost & estimates

How much does a roof replacement cost in Gainesville, FL?

Most asphalt shingle replacements fall between $9,500 and $18,000 for a standard single-story home. Metal commonly runs $18,000–$38,000, and tile re-roofs $15,000–$35,000+. Size, pitch, layer count, decking and complexity drive the range. We measure the roof and provide an itemized estimate.

Are estimates really no-obligation?

Yes. We inspect the roof, measure it, photograph what we find and give you a written scope at no charge. There is no obligation. Standalone inspections for real estate or insurance may carry a fee, which we confirm before booking.

Do you charge for travel to surrounding towns?

No. Travel within our normal service area — Gainesville, Alachua County and the towns listed on our service areas page — is included.

Do you offer financing?

We can discuss payment options, and some homeowners use home equity or PACE financing where available. Ask on the call and we will explain what is possible for your project.

Repair or replace

How do I know if my roof needs replacing or just repairing?

Localized damage on an otherwise sound roof is usually a repair. Recurring leaks in different places, widespread curling, exposed mat or soft decking point to replacement. Our eight signs guide walks through the difference.

Can you repair a roof you did not install?

Yes. Most of our repair work is on roofs installed by someone else. We will tell you what failed and whether it looks like age, installation error or material defect.

Do you repair roofs in the rain?

We can provide temporary protection during rain, but permanent repairs need dry conditions. Call while it is raining and we will advise on immediate steps.

How long does a roof repair take?

Most single repairs are completed in one visit, usually one to three hours. Flashing rebuilds or decking repairs may take longer, and we will tell you before starting.

Timing & process

How long does a roof replacement take?

Most homes take one to three days of installation once the permit is issued. Permit turnaround through the City of Gainesville or Alachua County usually adds a few business days.

Do I need to move out during the work?

No. You can stay home. It is loud, and we ask that vehicles be moved and fragile wall items taken down. We clean up each evening.

How quickly can you respond to an active leak?

We prioritize active leaks and aim for same-day or next-morning response. If we cannot get there immediately, we will talk you through temporary protection on the phone.

Do you pull permits?

Yes. Every re-roof is permitted through the City of Gainesville, Alachua County or the relevant county building department. We post the permit and meet the inspector.

Materials & climate

What is the best roofing material for Gainesville?

Architectural asphalt shingles are the most common choice for cost and repairability. Standing seam metal lasts longest and handles wind and heat best. Tile suits certain architectural styles but depends on the underlayment. The right answer depends on the house, the pitch, the structure and how long you plan to stay.

How long does a roof last in North Florida?

Architectural shingles typically last 15–20 years. Metal commonly reaches 40–50 years. Tile lasts 50+ years, but the underlayment beneath it needs replacement at 20–25 years.

Why do Gainesville roofs stain black?

Usually algae (Gloeocapsa magma), which is cosmetic. It feeds on shingle filler and spreads on shaded north slopes. It does not mean the roof is failing. See black streaks on your roof.

How often should gutters be cleaned here?

At least twice a year, and more often under live oaks — sometimes quarterly. Clogged gutters back water under the shingles and rot the fascia.

Insurance & documentation

Will a new roof lower my insurance premium?

Often, yes. A new roof can qualify you for replacement-cost coverage and wind mitigation credits, especially with a secondary water barrier and documented roof-to-wall connections.

What is a wind mitigation inspection?

A standardized inspection reported on the OIR-B1-1802 form that documents roof shape, deck attachment, roof-to-wall connections, secondary water resistance and opening protection. Insurers use it to calculate wind credits. See wind mitigation inspections.

Will insurance cover storm damage?

Sudden damage from wind, hail or falling limbs is generally covered, subject to your deductible. Damage from age or maintenance is not. We document the cause so the claim can be evaluated on evidence.

My roof is over 15 years old. Will my insurer still cover it?

Florida rules changed in 2022: insurers cannot refuse a policy solely because of roof age, but roofs 15 years or older are usually settled at actual cash value unless an inspection shows at least five years of remaining useful life. Documentation is what keeps replacement-cost coverage in place.
