Commercial roof systems we work on
TPO single-ply
The most common low-slope membrane in new commercial construction. Heat-welded seams, reflective white surface, good energy performance and straightforward repairs. Quality depends on seam welding, attachment and detailing at penetrations and edges.
Modified bitumen
Asphalt-based rolled membrane, often two plies, common on older commercial and multifamily roofs. Tough and repairable, but seam and flashing failures increase with age.
EPDM
Rubber membrane, usually black. Long-lived and flexible, with seams that are taped or glued. Repairs require the right primer and splice adhesive, not generic sealant.
Metal and standing seam commercial
Common on warehouses, shops and agricultural buildings. Fastener and seam maintenance is the key to longevity.
Coatings
Acrylic, silicone or elastomeric systems that restore reflectivity and extend a sound roof's life. Not a fix for wet insulation or active leaks — see roof coating.
Why flat roofs fail in North Florida
Low-slope roofs are less forgiving than pitched roofs. Water sits rather than sheds, so every defect becomes a ponding problem. The common failure points:
- Ponding water from inadequate slope or clogged drains, which breaks down seams and grows algae.
- Seam failures from thermal movement and poor welding or adhesion.
- Penetration leaks at HVAC curbs, vents, conduit and skylights — the number-one source of commercial leaks.
- Failed edge metal and coping, which lets wind-driven rain in at the perimeter.
- Wet insulation that never dries, reducing R-value and spreading moisture.
- Foot traffic damage from HVAC technicians and other trades.
Most of these are preventable with twice-yearly inspections and prompt repair. The expensive ones are the ones that ran quietly for two years.

Call (352) 614-6215Repair, restore or replace?
The right decision depends on the membrane's condition, the insulation, the deck and how long you intend to own the building.
- Repair makes sense for isolated defects on an otherwise sound roof with good drainage.
- Restore or coat makes sense when the membrane is sound, the insulation is dry and the main issue is UV degradation or reflectivity. It is the lowest-disruption option.
- Replace is the right call when the insulation is wet, there are multiple leaks, the deck is compromised or the roof is at the end of its service life.
We inspect, take moisture readings where appropriate, and give you a written recommendation with the reasoning. If a coating will not solve the problem, we will not sell you one.
Working around your business
Commercial roofing is as much logistics as construction. We plan around:
- Business hours and customer access.
- Deliveries and material staging away from entrances and parking.
- Noise and odour, especially with solvent-based adhesives.
- HVAC coordination and rooftop equipment protection.
- Phased work so the building stays watertight each night.
You get a schedule before we start, a site contact and a daily update on progress and any hidden conditions found.
Commercial roofing costs
Commercial pricing is usually quoted per square foot:
- TPO replacement: roughly $8–$18 per square foot, including insulation and tear-off.
- Modified bitumen repair: often $600–$2,500 per area, depending on access.
- Roof coating: roughly $2–$6 per square foot.
- Maintenance plans: priced annually based on roof size and complexity.
We provide a written scope, roof plan and photos so decision-makers can compare proposals and budget properly.

Frequently asked questions
Straight answers about commercial roofing in Gainesville.
Do you work on commercial buildings in Gainesville?
Yes — offices, retail, medical suites, rental properties, warehouses and mixed-use buildings across Alachua County. We work on low-slope and metal commercial systems.
Can you repair a commercial roof without closing our business?
Usually, yes. Most repairs and even replacements can be phased around business hours. We plan access, staging and noise with you before starting.
How long does a commercial roof replacement take?
It depends on size, system and weather. A small retail roof may take a few days; a larger building can take several weeks. We provide a schedule with the proposal.
Is a roof coating a good investment?
It can be, if the membrane is sound and the insulation is dry. Coatings restore reflectivity, reduce heat gain and extend service life at a fraction of replacement cost. They are not a fix for wet insulation or structural problems.
Do you offer preventive maintenance contracts?
Yes. Twice-yearly inspections, drain clearing, seam checks and penetration inspections catch most problems before they become interior damage. We document each visit with photos.
Can you match our building's existing membrane?
We identify the existing system and use compatible materials. If the membrane is discontinued, we will propose a compatible repair detail rather than an incompatible patch.
