Tile roofing

Tile roofing in Gainesville, FL

Tile roofs are common on Mediterranean, Spanish and newer custom homes around Gainesville. The tile is the visible, long-lived part; the underlayment beneath it is the actual waterproofing — and it is what usually fails first.

The short answer

Tile roof work in Gainesville ranges from $400–$1,500 for a localized tile and flashing repair to $15,000–$35,000 for a full re-roof with new underlayment. The tile itself often lasts 50 years, but the underlayment typically needs replacement at 20–25 years. Walking a tile roof incorrectly cracks tiles and creates leaks, so diagnosis and repair need an experienced hand. Call (352) 614-6215.

Barrel tile is the visible layer. The underlayment beneath it is what actually keeps the water out.

How a tile roof actually keeps water out

A tile roof is a layered system, not a single surface. Tile sheds most of the water, but it is not waterproof on its own — wind-driven rain gets underneath. The waterproofing comes from the underlayment beneath the tile, installed in overlapping courses and integrated with the flashings.

That is why a tile roof can look perfect and still leak. The tiles are intact, the underlayment underneath has aged out, and water is reaching the deck. It is also why “replacing a few cracked tiles” rarely fixes a leak that has been developing for years.

On a well-built tile roof, the sequence is: tile → underlayment → flashing → decking. Each layer has a job, and the failure usually happens in the layer you cannot see.

Tile types we work with

  • Clay tile: barrel, Spanish S and flat profiles. Very long-lived, heavy, and prone to cracking under foot traffic or impact. Color is through the body, so a chip is less obvious than on concrete.
  • Concrete tile: the most common in Florida. Durable and available in many profiles and colors. Surface color can fade or chalk over decades.
  • Synthetic tile: lighter alternatives designed to mimic clay or concrete, useful where structural capacity is limited.

Matching existing tile is not always possible, especially on older roofs where the profile has been discontinued. We salvage usable tiles during repair and tell you honestly when a match will be visible.

Underlayment: the part that fails first

In North Central Florida, tile underlayment commonly lasts 20 to 25 years. When it reaches the end of its life, the choice is usually:

  • Lift and re-lay the existing tile over new underlayment, salvaging as much tile as possible. Less expensive than new tile, but depends on tile condition and how easily it can be removed without breaking.
  • Full re-roof with new tile, new underlayment and updated flashings. The right choice when the tile is brittle, the profile is failing, or the roof is being upgraded.

We assess tile condition before recommending one. A “cheap” lift-and-relay on brittle tile can end up costing more in replacements than a full re-roof.

Common tile roof repairs

  • Cracked or broken tiles from limbs, hail, foot traffic or thermal movement.
  • Slipped tiles where fasteners have corroded or the tile was never properly secured.
  • Leaking valleys and flashings, often where the underlayment has failed at the transition.
  • Hip and ridge mortar cracking and falling away, leaving the ridge tiles loose.
  • Bird stops and eave closures missing, allowing pests and wind-driven rain into the roof cavity.
  • Failed pipe boots and vent flashings under the tile field.

Repairs require lifting the surrounding tiles carefully, replacing the failed component and re-laying the tile without cracking it. It is slower work than shingle repair, and worth doing properly.

What tile roofing costs in Gainesville

Planning ranges:

  • Individual tile replacement and flashing repair: $400–$1,500.
  • Valley or section repair: $1,200–$4,000.
  • Lift and re-lay with new underlayment: roughly $12,000–$25,000, depending on tile salvage rate.
  • Full tile re-roof: $15,000–$35,000+, depending on tile selection and roof complexity.

Tile is heavy. Before any re-roof, we confirm the structure can carry the load and that the framing and sheathing are sound. If they are not, that repair is part of the project, not an optional extra.

Questions & answers

Frequently asked questions

Straight answers about tile roofing in Gainesville.

Can you walk on a tile roof?

Only carefully and only when necessary. Tiles crack under point loads and become brittle with age. We use proper foot placement, distribute weight and replace any tile we break. Homeowners should never walk a tile roof to inspect it.

My tile roof is leaking but the tiles look fine. Why?

Almost always the underlayment or a flashing beneath the tile. Tile is a rain screen, not the waterproofing layer. The underlayment ages out at around 20–25 years and eventually lets water through to the deck.

How long does a tile roof last in Florida?

The tile can last 50 years or more. The underlayment beneath it typically needs replacement at 20–25 years. Plan on at least one underlayment cycle over the life of the roof.

Can you match my existing tile?

Often, if the profile is still manufactured. On discontinued or older tile we salvage from less visible areas and use the closest available match, and we tell you where the repair will be visible.

Is a tile roof worth it in Gainesville?

If you like the look, plan to stay in the home, and the structure can carry the weight, yes. The upfront cost is higher, but the tile itself is extremely long-lived. The economics depend on how long you own the home.

Do you repair tile roofs or only replace them?

Both. Most of our tile work is repair and underlayment replacement on existing roofs. We also install new tile systems on additions and full re-roofs.

Our locally owned roofing company covers all of Alachua County, including the surrounding towns.
